Every tenant warned before the storm arrives
Chloe manages eighty rental homes for owners across Perth, from Fremantle to the northern beaches. She works on her own.
Listen to the story:
The challenge
When a winter storm comes in off the ocean, she hears about it from tenants after the damage. A blocked gutter floods a laundry, a loose shed roof lands in a neighbour’s yard. Each repair claim eats days of her week and an owner’s patience.
How the flow works
With xMap Flows, Chloe built Sentinel. Sentinel is an AI employee: a flow of 6 blocks.
Every evening at six,
Every evening at 6 (Schedule)
Sentinel takes her eighty rentals,
Her eighty rentals (My data)
checks the forecast at each one for the next two days,
Next two days at each (Weather forecast)
keeps the homes facing strong wind or heavy rain,
Strong wind or heavy rain (Filter)
messages each tenant to clear the gutters and tie things down,
A heads-up to each tenant (WhatsApp Business)
and logs it in her owners’ sheet.
Logged for the owners (Microsoft Excel 365)
What it solves
- Storms, then calls: solved by Schedule and Weather forecast
- Blocked gutters, floods: solved by Filter and WhatsApp Business
- Days of repair claims: solved by WhatsApp Business and Microsoft Excel 365
The result
On Tuesday evening, Sentinel warned twenty-three tenants in the coastal suburbs about Thursday’s storm. Twenty cleared their gutters. Chloe had two small repairs that week instead of nine, and every owner could see she had warned them first.
Chloe used to hear about storms from the damage. Now her tenants hear first.
An illustrative scenario: the figures are modelled to show what the flow produces, not a customer's results.
