Property changes

Property changes reads the public property records that US counties publish, through xMap’s property service. Each run brings in what changed in a county since the last look: new owners, sales with their price, new values and taxes, new uses, new mailing addresses, and parcels added or removed, each with its address, the owner now and before, the date and a position on the map. Or, for each of your places, the parcel there with its owner, values, tax year and lot size.

In the editor: Changes to county property records in the United States, read from each county’s own public records by xMap’s property service: new owners, sales with their price, new values and taxes, zoning or use, new mailing addresses, and parcels added or removed, each with its address, the owner now and before, the date and a position on the map. Or, for each incoming place, the parcel at its position or address with its owner, values and lot size. Counties update their records every few days, some with longer gaps, and the step says so.

Look for

Pick one

Changes in a county: each change in one county’s records is an item. Owner of each incoming place: your places go on, each with the parcel at its position or address (up to 100 a run, the United States only).

What changed in one county’s property records since the last look, each change as an item.

  • Changes in a county
  • Owner of each incoming place

County

Pick one

The county (or a state’s statewide file) to read. The list follows xMap’s property service: counties with at least one update are offered.

Miami-Dade County, Florida: its records are read every few days.

  • Maricopa County (Phoenix), Arizona
  • Los Angeles County, California
  • San Francisco, California
  • Miami-Dade County, Florida
  • Philadelphia, Pennsylvania
  • Florida, the whole state
  • New York, the whole state
  • Texas, the whole state

Needed before the flow can run.

Changes

Pick one or more

New owner, Sale, Value or tax, Zoning or use, Mailing address, New or removed parcels. None picked: every change.

None picked: every change. A change can be of several kinds (a sale with a new owner and a new mailing address).

  • New owner
  • Sale
  • Value or tax
  • Zoning or use
  • Mailing address
  • New or removed parcels

Since

Pick one

Since the last run reads each change once (the first look reads the last 7 days); or the last day, 7 or 30 days.

Each change once: the flow remembers the last county update it read (after a run that went through; a test run never moves it). The first look reads the last 7 days.

  • Last 30 days

Only in

Pick one

The whole county, only the changes inside the Area of interest before it, or only the ZIP codes you list.

Up to 500 changes a run, the oldest first. When more changed, the step says how many.

What comes out

Each item that leaves the block carries these fields, to use in the blocks after it as {{field}}.

Each change, as an item

Changes in a county.

  • name, address, city, zip: The property’s address and ZIP code.
  • change, change_kinds, change_type: What changed, in words, and its kinds.
  • owner, previous_owner: The owner now and before, as the county records them.
  • sale_price, sale_date: The sale, when the change is one.
  • value_before, value_after, value_change_pct: The value before and after, when it changed.
  • mailing_address, previous_mailing_address: Where the owner gets mail, when it changed.
  • change_date, previous_check, dates_approximate: The county update it was found in, the one before, and whether a gap makes the date approximate.
  • parcel_id, county, state, source: The county’s parcel number and the records it comes from.
  • lat, lng, position: Where it is: placed by its parcel, or by its address (approximate).

How to use it

Home services

New homeowners in Miami-Dade every morning

The streets with a new owner this week, to plan where crews and mailers go.

Real estate

Properties that sold this week in Los Angeles, with the price

Each week’s sales and their prices as the county records them, the highest first.

Insurance

New owners of the homes we insure

An insurer in Phoenix wants to know when a home it covers changes hands, so the new owner can be offered a policy before the old one ends.

Before: A sale was found out at renewal, months later.

With the flow: The team hears within days of the county recording it.

Investors

Sales above $1M near the coast

Contractors

New owners for renovation leads

Older homes bought this month are where kitchens and roofs get redone.

Banking

Who owns the buildings near our branches

Before a lease is renewed, the team knows who owns the buildings around it.

Local government

Changes of use in the city

Each change of use the county records, on a map, every week.

Good to know

  • It covers US county property records only, and only the counties xMap’s service reads so far (the County list follows it). The owner look-up leaves places outside the United States out, never charged, and the step says how many.
  • Credits: 2 for each change passed on, plus a page of changes read (up to 200 a page) or each owner looked up. A look-up kept from an earlier run is free.
  • Counties update their records every few days, on their own timetable. A short period can have none, and the step says when the latest update was.
  • After a gap of weeks, the changes of the whole gap arrive at once and their dates are approximate: the step says so and marks them. A county’s first load or a reload of all its records is never read as changes.
  • Since the last run sends each change once: the flow remembers the last county update a real run read. Test runs never move it.
  • A change is placed on the map by its parcel; when the county does not know the parcel any more, by its address (approximate), and the step counts those it could not place.
  • Owner names and mailing addresses are public records about private people. An AI block is given them only when its instructions name the owner or the mailing address.
  • It is for real estate, contractors, insurers, investors and planners who follow the market. It is not a list of people who agreed to hear from you: before you write to anyone, follow the law where the property is and Outreach’s opt-out rules.

Works well with

  • Only new: Lets through only the items this flow has not found before, so a daily flow sends only what is new.
  • Filter: Keeps only the items that match a rule.
  • Sort and limit: Puts the items in order, and can keep only the first ones: the 10 best rated, the 20 nearest, the highest fit scores.
  • Area of interest: Sets where the flow looks: countries, cities or specific places, or areas you draw on a map.
  • My data: Brings in a table you uploaded or a list you saved on the My data page: your stores, customers, target accounts or sites.
  • Email: Sends one email per run with all the items, or one email per item.
  • Show on a map: Shows the results as points on a map, with the area of interest.
  • Make a report: Turns the items that reach it into a clean PDF report with your logo and colour: the summary an xMap LLM block wrote for the whole list, the figures, charts of kinds and cities, a map and the list.
