First broker on the list at every new estate
Sophie is an independent mortgage broker in Manchester. Most of her clients are first-time buyers.
Listen to the story:
The challenge
New housing estates sell fast, and each one brings hundreds of buyers who need a mortgage. The developers keep a list of brokers they recommend, and the first ones in get the work. Sophie usually hears about a new scheme when it is already half sold.
How the flow works
With xMap Flows, Sophie built Warden. Warden is an AI employee: a flow of 5 blocks.
Every weekday at seven,
Every weekday at 7 (Schedule)
Warden reads Manchester’s property news and keeps stories about new housing schemes,
Housing news (News)
skips the ones she has seen,
Only new stories (Only new)
drafts a short note to each developer,
A note to the developer (xMap LLM)
and leaves it as a draft in her own Outlook.
A draft in her Outlook (Microsoft Outlook)
What it solves
- Hears too late: solved by News and Only new
- Broker lists fill fast: solved by xMap LLM and Microsoft Outlook
- Half sold already: solved by Schedule and News
The result
Last month Warden caught an estate of four hundred homes in Salford the morning its approval made the news. Sophie’s note reached the developer that day, and she was the first broker on their list. Eleven buyers from that scheme are now her clients.
Sophie used to find new estates half sold. Now she’s there the day they’re approved.
An illustrative scenario: the figures are modelled to show what the flow produces, not a customer's results.
