Gloria is an independent insurance broker in Miami. She insures small apartment buildings and shops. Her best moment to win a client is the week a building changes hands, when the new owner needs a policy. She hears about sales from friends, weeks late. By then, the buyer’s lender has already found them an insurer. With xMap Flows, Gloria built Deedwatch. Every weekday at seven, Deedwatch reads the county’s property records for buildings that just changed hands, keeps the sales over a million dollars, picks the apartment buildings and shops she insures, puts the biggest sales first, and emails her each new owner, the price and their mailing address. This Tuesday, Deedwatch finds fourteen buildings sold in Miami-Dade, six of them her kind. A twelve-unit building in Little Havana sold for two million dollars. Gloria’s letter reaches the new owner on Thursday, and she wins the policy. Gloria used to hear about sales from friends. Now she hears from the county.
