Chloe manages eighty rental homes for owners across Perth, from Fremantle to the northern beaches. She works on her own. When a winter storm comes in off the ocean, she hears about it from tenants after the damage. A blocked gutter floods a laundry, a loose shed roof lands in a neighbour’s yard. Each repair claim eats days of her week and an owner’s patience. With xMap Flows, Chloe built Sentinel. Every evening at six, Sentinel takes her eighty rentals, checks the forecast at each one for the next two days, keeps the homes facing strong wind or heavy rain, messages each tenant to clear the gutters and tie things down, and logs it in her owners’ sheet. On Tuesday evening, Sentinel warned twenty-three tenants in the coastal suburbs about Thursday’s storm. Twenty cleared their gutters. Chloe had two small repairs that week instead of nine, and every owner could see she had warned them first. Chloe used to hear about storms from the damage. Now her tenants hear first.
