Louis manages shops for a property fund in Brussels. It owns ground floors along Avenue Louise and Rue Neuve. Rents follow the street. When neighbouring shops close and sit empty, tenants push for a discount before Louis sees it coming. Twice a year he walks both streets with a clipboard, and by then the numbers are months old. With xMap Flows, Louis built Tracker. Every Monday at seven, along Avenue Louise and Rue Neuve, Tracker scans every shop on both streets, spots the ones that closed or changed since last week, sorts them into fashion, food, beauty and services, writes what it means for the fund’s rents, and emails Louis a Monday note. In September, Tracker showed that four fashion shops on Rue Neuve had closed in six weeks. When Louis’s biggest tenant asked for a discount in October, he already had the figures, and offered a shorter lease instead. Louis stopped walking the streets twice a year. Now he knows them every Monday.

The story in words

Scenarios and figures in the films are modelled to show what a flow produces. None describes a named customer.
